DIRECTOR OF FACILITIES MANAGEMENT AND PLANNING

  • Direct the Physical Plant Department work force
  • Exercise responsibilities for the effective management, planning, design, construction, commissioning, operation, maintenance and disposal of facilities
  • Assure adequate and cost effective support of all university programs

DEPARTMENT SECRETARY

  • Provide clerical and stenographic services through the production, processing, control, and filing of the complex, wide-ranging, and unpredictable requirements

ASSOCIATE DIRECTOR FOR OPERATIONS AND MAINTENANCE

  • Plan, manage, supervise, coordinate and lead the work of the operations and maintenance division in the operation, maintenance, repair and alterations of facilities, utilities infrastructure and the chilled water
  • Assure the effective utilization of the work force

ZONE MAINTENANCE (AUXILIARY AND EDUCATION AND GENERAL)

  • Perform preventive maintenance on equipment and building systems to minimize breakdowns and failures and to promote life and safety
  • Perform facility surveillance and monitor building systems and temperatures using our building automation system (Automated Logic)
  • Respond to and repair work requests from our work management system (WebTMA)
  • Inspect and repair lighting systems including re-lamping as required
  • Maintain building parts inventory such as filters, belts, light bulbs, etc. as well as common tools and equipment needed to complete maintenance and repairs
  • Maintain upkeep of mechanical rooms and general maintenance spaces
  • Maintain swimming pool/campus fountain by performing daily water quality testing and vacuuming as needed
  • Emergency generator testing
  • Perform meter readings to help University monitor utilities consumption

HVAC/PLUMBING

  • Perform scheduled preventive maintenance of large chillers, including routing chiller tubes during the winter
  • Perform a/c/refrigeration/controls work on major work orders
  • Perform maintenance and repair of food service equipment
  • Provide back-up a/c, refrigeration, and automatic temperature controls expertise to general maintenance shop
  • Perform scheduled preventive maintenance of underground utilities (except electrical)
  • Perform scheduled preventive maintenance of sewage pumping station
  • Perform plumbing/pipefitting work on major work orders
  • Provide back-up plumbing/pipefitting expertise to general maintenance shop

ELECTRICAL/ ELECTRONICS

  • Perform scheduled preventive maintenance of electrical distribution system
  • Perform scheduled preventive maintenance and test emergency generator for main sewer pump station and other critical emergency generators
  • Maintain upkeep of electrical rooms
  • Perform electrical work on major work order
  • Provide back-up electrical expertise to general maintenance shop
  • Perform scheduled preventive maintenance on fire alarm systems, sound systems, and other electronic systems
  • Perform work requiring electronics expertise on major work orders and set-ups for athletics and special events
  • Provide back-up electronics expertise to general maintenance shop

PM SHOP

  • Perform scheduled preventive maintenance of large natural gas boilers
  • Maintain cooling tower water quality
  • Pumps and air compressors

CARPENTRY

  • Perform scheduled preventive maintenance in the various trades assigned to the carpenter foreman to include carpentry, masonry, furniture, glass, blinds, screen, roofing and metalwork installation and repairs
  • Perform work in respective trades on major work orders
  • Provide back-up expertise in respective trades to general maintenance shop

Energy Shop

  • Utilize Automated Logic system to:
    • Monitor utilities consumption/usage
    • Maintain setback temperatures and conduct scheduling with general campus
  • Repair sensors and/or utility monitoring equipment as needed

FACILITIES RESOURCES MANAGER

  • Manage the logistics required to provide people, materials, parts, tools and equipment to accomplish necessary facilities operation, maintenance, repair and construction requirements within the resources allocated the Physical Plant Department
  • Perform quality assurance of the annual service contract for the system
  • Implement energy conservation opportunities
  • Gasoline and diesel contracts
  • Automate existing preventative maintenance and work order tracking systems through the computerized work management system
  • Prepare departmental metrics from data available for review and exception management

WORK MANAGEMENT

  • Receive, record, coordinate, and process work and project requests, and preventive maintenance
  • Submits project requests to Associate Director for Maintenance and Operations for approval
    • Projects are the request for facilities assistance/manpower to perform a non-repair request (i.e. installation, retrofit, construction, modification) to equipment and building exterior and interior
  • Account for and report labor, materials, utilities consumption
  • Track compensatory time for overtime
  • Submit department time sheets to the human resources payroll clerk

GROUNDS/SERVICES MANAGER

  • Plan, supervise, and coordinate the work of the grounds and vehicles department to maintain and upgrade the cleanliness, sanitation, aesthetics, and utility of pavements and grounds, maintain fleet vehicles and mobile equipment

GROUNDS

  • Plan, supervise, and coordinate the work of the equipment operators and groundskeepers in the maintenance, repair, alterations, pest management, and snow and ice control for grounds, landscaping, roads, parking lots, sidewalks, and storm drainage system in support of campus anesthetics, athletics, intramurals, special events and camp and conference events.

AUTOMOTIVE

  • Inspect, maintains, and repairs the university's inventory of vehicles, motorized equipment, and emergency generators

BUILDING SERVICES MANAGER

  • Plan, supervise, and coordinate the work of the paint/moving/custodial services division to maintain and upgrade the cleanliness, sanitation, aesthetics, and utility of buildings
  • Manage the university recycling program, contracted refuse collection, and contracted integrated pest management

PAINT

  • Perform scheduled preventive maintenance in painting and plastering trades
  • Perform work in respective trades on major work orders
  • Provide back-up expertise in respective trades to general maintenance shop      

MOVING 

  • Move all furniture on campus (including disassembly and reassembly for simple, stand-alone furniture)
  • Remove all surplus including e-waste on campus and identify and separate items to be sold, recycled, or salvaged
  • Set-up and tear down all events on campus that require tables, chairs, podiums, pipe and drape, stage, athletic floor cover, and cattle fence (for indoor events)
  • Delivery of new bulky items from central receiving
  • Delivery and return of items used for events such as commencement, open houses, orientations, admitted student days, children's fair, welcome week, and events for external groups
  • Assist in chapel set-up and tear down, except on commencement weeks and busy times as dictated by work order assignment

CUSTODIAL

  • Clean and disinfect washrooms and shower tile and fixtures
  • Restock washrooms
  • Clean and polish building floors and base moldings
  • Clean and remove marks and fingerprints from vertical and horizontal surfaces, including walls, ceilings, furniture, furnishings, carpets, corkboards, blackboards, whiteboards, window treatments, and windows
  • Clean fixtures
  • Remove snow and debris from building entrances and emergency exits
  • Collect and deliver trash to the designated pick-up point
  • Pick up, transport, deliver and set up supplies, equipment and furniture in support of administration, maintenance, instruction, athletics, and special events as directed
  • Perform duties in support of residence halls, athletics or special events during periods when the university is not in session, as directed

REFUSE COLLECTION, DISPOSAL, AND RECYCLING

  • Plan, supervise and coordinate the refuse collection, disposal and recycling programs in compliance with applicable codes, regulations, and statutes
  • Promote the recycling program in the university community

INTEGRATED PEST MANAGEMENT

  • Plan, supervise, and coordinate the integrated pest management programs in compliance with applicable codes, regulations, and statutes
  • Promote the concept of integrated pest management in the university community

 ENVIRONMENTAL HEALTH & SAFETY MANAGER    

  •    Life Safety (Sprinklers, fire pumps, fire extinguishers, drills)
  •    Hazardous/Biological/Radiological Waster disposal
  •    Access Control
  •    Injury and Illness Reporting
  •    Investigation of Claims
